The analysis produced a conceptual synthesis regarding the different approaches that the real estate has experimented over the years but always linked to an element that we call “magnetic attraction” on which the success of the operation depends. This factor can also affect the approach to the residential typology: Burj Khalifa and the tall towers of Downtown, Dubai Marina and the typological mix along its perimeter, the Golf Course and the single and two-family villas in the green. Our idea prefigures a large park, public and open to all, to which most of the buildings overlook and that is surrounded by a “linear” shopping centre that follows, through the arcades, the perimeter of the park itself. This proposal can become the fourth possibility of the commercial system described and is configured as a novelty in the residential panorama of Dubai, supporting the choice of the client that requires a prevalent typology of medium-sized buildings.
